1. About HouseDraw.uk

These Terms and Conditions govern participation in the HouseDraw.uk House Draw ("Draw"), operated by Goldaxe Workshops Limited located on the First Floor, 26-28 Fore Street, Ipswich, IP4 1JU United Kingdom ("the Organiser").

The Draw provides participants with two routes to obtain an entry:

1. a paid entry, by purchasing one or more tickets; or
2. a free entry, by successfully completing the free-entry challenge in accordance with these Terms and Conditions.

Paid entries and qualifying free entries are treated equally in the selection of the winning entry.

By purchasing an entry, registering for a free entry, or otherwise participating in the Draw, you confirm that you have read, understood and agreed to these Terms and Conditions.

The Draw is intended to be operated in accordance with applicable laws and regulations in the United Kingdom.

The Organiser will structure and operate the Draw so that it complies with applicable requirements concerning free draws, prize competitions, consumer protection, advertising and gambling regulation.

2. Eligibility

1. The Draw is open to persons aged 18 years or over, subject to any geographical restrictions published on the HouseDraw.uk website.
2. The Organiser may restrict participation from particular countries or territories where participation would be unlawful or otherwise impractical.
3. Employees, directors and immediate family members of the Organiser, and persons directly involved in the administration or operation of the Draw, may be excluded from participating.
4. The Organiser may request satisfactory proof of age, identity, address or other eligibility information.
5. The Organiser may reject or cancel an entry where it reasonably believes that the entrant does not satisfy the eligibility requirements or has breached these Terms and Conditions.
6. At the time of this writing, transaction from the following countries are disallowed due to existing sanctions on trade and financial transfers. The list of countries are Russia, Belarus, Iran, and North Korea.

3. The Property Prize

1. The principal prize is:

("the Property").

2. The Property description as the prize will be provided on the HouseDraw.uk website.
3. The Property will be transferred to the successful winner through the normal legal conveyancing process.
4. The winner will receive the Property subject to its title, rights, covenants, restrictions, easements and other matters affecting the Property.
5. The winner should obtain independent legal advice before accepting the Property.
6. Unless expressly stated otherwise, the winner is responsible for their own legal, mortgage, moving, insurance, taxation and other personal costs associated with receiving or owning the Property.
7. The Organiser does not guarantee that the winner will qualify for or obtain mortgage or other financing.
8. The Property is free of any mortgage, but is provided on an "AS-IS" basis without warranty.

4. Paid Entries

1. Each paid entry costs £10.00, unless another price is expressly published on the HouseDraw.uk website.
2. A participant may purchase as many paid entries as they wish, subject to the overall maximum number of entries available for the Draw.
3. Each successfully purchased paid entry will be allocated an individual entry code.
4. A paid entry becomes valid once payment has been successfully received and the Organiser has issued or recorded the relevant entry code.
5. The Organiser may reject an attempted purchase where payment is unsuccessful, fraudulent, reversed, charged back or otherwise invalid.
6. There is no individual limit on the number of paid entries that a registered participant may purchase, subject to the overall entry capacity of the Draw.
7. The Organiser may provided other means of paid entries which may be offered to the public moving forward.

5. Free Entry

1. The Draw provides a free route to obtain an entry without purchasing a ticket.
2. A registered person may have one attempt only to qualify for a free entry.
3. The free-entry challenge consists of 10 questions.
4. All 10 questions must be answered correctly in the single permitted attempt in order to qualify for a free entry.
5. A person who fails to answer all 10 questions correctly will not receive a free entry and will not be permitted a second attempt.
6. A successful free-entry participant will be issued an individual entry code.
7. A person may not create multiple registrations or accounts for the purpose of obtaining additional free-entry attempts.
8. The Organiser may verify registrations and may cancel duplicate, fraudulent or abusive registrations.
9. The allocation of free entries is subject to the free-entry allocation described in Section 6.

The Organiser will operate the free-entry route in accordance with applicable legal requirements. Where the Draw relies upon the free-entry route to qualify as a free draw, the free route will be operated so that it is available and treated in accordance with the applicable requirements for free draws.

6. Free-Entry Allocation

1. The Organiser may establish an allocation or maximum number of free entries for the Draw.
2. The initial free-entry allocation will be stated on the HouseDraw.uk website where applicable.
3. The Organiser reserves the right to increase the free-entry allocation at any time before the Registration Deadline.
4. Free entries that have been validly issued will be treated in the same manner as paid entries for the purpose of selecting the winner.

7. Equal Treatment of Entries

1. Every valid registered entry has an equal chance of being selected as the winning entry.
2. This applies equally to entries obtained through:
   • the paid-entry route; and
   • the free-entry route.
3. The selection system will not give preference to paid entries over free entries or vice versa.
4. The winning entry will be selected from all valid entry codes registered by the Registration Deadline.
5. Purchasing additional paid entries gives a participant additional individual entries but does not give any individual entry a greater probability of selection than any other valid entry.

8. Registration Deadline

1. The Registration Deadline (also referred to as the Entry Deadline) is:

2. All entries, whether paid or free, must be fully registered by the Registration Deadline to be included in the Draw.
3. Any entry that has not been successfully registered by the Registration Deadline will not be included.
4. Participants are responsible for ensuring that their registration and contact information is complete and accurate.
5. The Organiser may extend the Registration Deadline where permitted by law and where the extension is communicated to participants.

9. Minimum Entry Requirement

1. The minimum number of acquired and valid entries required for the Draw to proceed is:

2. The minimum requirement applies to the total number of valid entries, including both paid and qualifying free entries.
3. If the minimum requirement has not been reached by the Registration Deadline, the Organiser may elect to either extend the Registration Deadline or to cancel the Property Draw at the sole discretion of the Organiser.
4. If the Organiser decides to cancel the draw, this will be in accordance with the procedures described in Section 10.
5. The Organiser may alternatively extend the Registration Deadline where this is permitted and appropriate following the procedures below.

10. Extension or Cancellation

1. The Organiser reserves the right to extend the Draw date or Registration Deadline where the minimum entry requirement has not been reached, subject to applicable law and the requirements of these Terms and Conditions.
2. Any extension will be communicated through the HouseDraw.uk website and, where reasonably practicable, directly to affected participants.
3. If the Organiser decides not to extend the Draw and the minimum entry requirement has not been achieved, the Organiser may commence cancellation procedures.
4. The cancellation procedures will be administered in accordance with Section 12.
5. The Organiser will not deliberately extend the Draw for the purpose of unfairly disadvantaging existing participants.

11. Cancellation Procedure and Participant Compensation

1. If the Draw is cancelled because the minimum entry requirement has not been reached, the Organiser will contact eligible ticket holders using the contact information held for them.
2. The Organiser will seek to provide affected participants with a reasonable and mutually agreeable resolution.
3. The Organiser will have up to 180 days from the cancellation decision to contact affected eligible ticket holders and seek to reach an agreement.
4. For participants who purchased a paid entry, the Organiser may offer a mutually agreeable alternative resolution before issuing a refund.
5. If a mutually agreeable resolution cannot be reached, the Organiser will issue a refund for the eligible paid entry or entries, subject to verification of the participant's entitlement.
6. Refunds will normally be made using the original payment method where reasonably practicable.
7. A participant who obtained a free entry and whose entry becomes affected by cancellation may be offered compensation having regard to the equivalent value of the paid entry, subject to applicable law and the circumstances of the cancellation.
8. The Organiser will determine the appropriate administration of the cancellation process while acting consistently with these Terms and applicable law.
9. Nothing in this section removes any statutory rights that a participant may have.

12. Draw and Selection of the Winning Code

1. Subject to the Draw proceeding, the winning code will be selected by an automated selection system containing all valid entry codes registered by the Registration Deadline.
2. Every valid registered entry code will be included in the selection system.
3. The selection system will not distinguish between paid entries and qualifying free entries.
4. The winning code will be selected randomly from the valid registered entry codes.
5. No entry received after the Registration Deadline will be included.
6. The Organiser will retain an appropriate record of the selection process.
7. The Organiser may arrange for the selection process or its records to be independently reviewed, witnessed or verified.
8. The Organiser will not disclose the personal information associated with non-winning entry codes.

13. Publication of the Winning Code

1. A record of the winning code will be displayed on the HouseDraw.uk website on or before 5:00pm on 31 March 2027, subject to the Draw proceeding.
2. Only the winning entry code will be publicly announced.
3. The Organiser will not publicly announce the names, addresses or other personal information of non-winning participants.
4. Publication of the winning code does not itself constitute confirmation that the holder is entitled to the prize. The winning entry must first be verified.

14. Winner Notification

1. Following the Draw, the Organiser will contact the holder of the winning entry using the contact information provided during registration.
2. The winner will be contacted by email, telephone, mobile, post or a combination of each after the winning code has been matched to the relevant participant.
3. The Organiser may also use another contact method where appropriate.
4. The winner may be required to provide satisfactory proof of identity, age, address and entitlement to the winning entry.
5. The Organiser may require the winner to provide information reasonably necessary to complete the transfer of the Property.
6. The winner is responsible for ensuring that the contact information supplied to the Organiser remains accurate.

15. Prize Claim Period

1. The winning participant has 180 days from the Draw to claim the prize.
2. A claim will only be accepted after the Organiser has verified the winning entry and the winner's eligibility.
3. The Organiser may require reasonable documentation before completing the prize claim.
4. If the winner does not claim the prize within the 180-day period, the Organiser reserves the right to determine what happens to the unclaimed prize, subject to applicable law.
5. This may include arranging an alternative procedure for dealing with the Property or the prize.
6. The Organiser will publish or communicate any material procedure applicable to an unclaimed prize where required.

16. Property Transfer

1. The winner will be required to enter into the necessary legal documentation to transfer ownership of the Property.
2. The Property will be transferred subject to the title and all rights, covenants, restrictions, easements and other matters affecting it.
3. The winner should obtain independent legal advice before accepting the Property.
4. The Organiser will provide reasonable information required by the winner's solicitor to undertake the conveyancing process.
5. Completion of the transfer will take place through the normal legal conveyancing process.
6. The Organiser does not guarantee a particular completion date because completion depends upon the legal conveyancing process and the parties involved.

17. Taxes and Other Costs

1. The winner is responsible for obtaining independent advice regarding any tax consequences arising from winning or receiving the Property.
2. The Organiser does not provide personal tax, legal or financial advice.
3. Unless expressly stated otherwise, the winner is responsible for their own:
   • legal fees;
   • mortgage or financing costs;
   • moving costs;
   • insurance;
   • registration fees;
   • property-related taxes; and
   • other personal costs associated with ownership of the Property.

18. Personal Information

1. Personal information supplied by participants will be processed in accordance with the HouseDraw.uk Privacy Policy.
2. Personal information may be used for:
   • registering entries;
   • administering the Draw;
   • verifying eligibility;
   • contacting participants;
   • processing refunds or compensation;
   • contacting the winner;
   • completing the transfer of the Property; and
   • complying with legal and regulatory obligations.
3. The Organiser will not sell participants' personal information to third parties.
4. Personal information will be handled in accordance with applicable data protection legislation.
5. The winner's personal information will only be publicly disclosed where required by law or where the winner has provided appropriate consent.

19. Publicity

1. The winner may be invited to participate in reasonable publicity concerning the Draw.
2. Participation in publicity will be subject to the winner's consent where such consent is legally required.
3. The Organiser will not publish the winner's personal information beyond what is reasonably necessary or legally permitted.

20. Fraud, Multiple Accounts and Invalid Entries

1. The Organiser reserves the right to cancel or invalidate an entry where it reasonably believes that the entry:
   • has been obtained fraudulently;
   • has been obtained unlawfully;
   • has been duplicated;
   • has been obtained through multiple registrations;
   • involves manipulation of the free-entry process;
   • involves automated or bot-generated activity; or
   • otherwise breaches these Terms and Conditions.
2. A participant may only have one free-entry attempt.
3. Creating additional accounts or registrations in order to obtain additional free-entry attempts is prohibited.
4. The Organiser may use reasonable technical and administrative measures to detect and prevent duplicate, fraudulent or abusive entries.
5. Where an entry is cancelled because of deliberate fraud or abuse, the Organiser is not required to provide a refund for that invalid entry, subject to applicable law.

21. Changes to the Draw

1. The Organiser reserves the right to make reasonable amendments to these Terms and Conditions where necessary.
2. Any material amendment will be communicated through the HouseDraw.uk website.
3. The Organiser will not make a material change that unfairly removes rights already acquired by participants.
4. Changes required to comply with applicable law or regulatory requirements may be made where necessary.

22. Cancellation for Other Reasons

1. The Organiser may cancel the Draw where circumstances arise that make it unlawful, impractical or impossible to proceed.
2. This may include circumstances outside the reasonable control of the Organiser.
3. If the Draw is cancelled for reasons other than failure to reach the minimum entry requirement, the Organiser will communicate the applicable cancellation procedure to eligible participants.
4. Where refunds or other remedies are legally required, the Organiser will provide them in accordance with applicable law.
5. Nothing in these Terms and Conditions is intended to exclude or restrict any statutory consumer rights.

23. Limitation of Liability

1. Nothing in these Terms and Conditions excludes or limits liability where doing so would be unlawful.
2. Subject to applicable law, the Organiser shall not be responsible for losses arising from circumstances outside its reasonable control.
3. The Organiser shall not be responsible for losses resulting from inaccurate or incomplete information supplied by a participant.
4. The Organiser will take reasonable steps to ensure that the Draw is administered in accordance with these Terms and Conditions.

24. Complaints

1. Any complaint concerning the Draw should initially be submitted to:

   • the participant's name;
   • registration details;
   • entry code;
   • relevant transaction information; and
   • a description of the complaint.
3. The Organiser will investigate complaints and provide a response within a reasonable period.
4. The complaints process does not remove any statutory rights available to participants.

25. Governing Law

1. These Terms and Conditions are governed by the laws of England and Wales.
2. Any dispute arising in connection with the Draw shall be subject to the jurisdiction of the courts of England and Wales, subject to any mandatory statutory rights available to the participant.

26. Legal and Regulatory Notice

1. The Draw is intended to be operated in accordance with applicable UK law.
2. The Organiser recognises that a commercial arrangement involving paid entries, free entries, a prize and a random selection must be structured carefully to avoid operating an unlawful lottery.
3. The Organiser will take account of the requirements applicable to free draws and prize competitions under the Gambling Act 2005 and other applicable legislation.
4. The free-entry route will be operated in accordance with the requirements applicable to the legal structure adopted by the Organiser.
5. The Organiser may obtain independent legal advice concerning the operation of the Draw.
6. Nothing in these Terms and Conditions is intended to remove, restrict or waive any statutory rights available to consumers.
